  • When will they be ready?

    Sainte Adresse is due for completion and ready to welcome its residents in Summer 2020.

  • What is ground rent and how much is it?

    Ground rent is an annual fee paid by a leaseholder (the owner of the apartment) to the freeholder (the owner of the building or estate). This is an annual charge invoiced by your management company on behalf of the freeholder. This is set initially at £350 per year, and there will be a review of this cost every 10 years which is linked to the Retail Price Index (RPI) measure of inflation over that period.

  • Are there service charges?

    Service charge will be estimated between £1,200 to £1,800 per year, this will be confirmed by your solicitor on the exchange of contract.

  • What is the lease length?

    The lease length will be 250 years.

  • How do I reserve?

  • Is there car parking with my apartment?  If so how many spaces?

    Yes. Every apartment has its own designated parking space which has been integrated both around the buildings close to them. There will be a further provision for charging electric cars and visitor spaces.

  • Is it a gated development?

    Yes there are electronic gates, with remote control access, and key pad entry.

  • Is there a management company? And who will be the managing agent?

    A management company will be set up which will own the freehold and be entitled to the ground rent. Seraph Property Management are the appointed managers of the site. They are a locally based company with a lot of experience of similar sites in the area. They will hold annual meeting with residents to determine priorities for everyone and set the service charge budget and are there to assist you with day-to-day issues on the estate.   • Are Pets allowed in the apartments?

    Pet allowances will be at the discretion of the management company. Usually well behaved small pets will be allowed with a side letter to your contract, with the provision that should they become a nuisance you may be asked to re-home them. The full pet policy is available with the lease.

  • Can I buy-to-let?

    Rentals are permitted in the lease for periods of up to 12 months, but not less than 6 months. Other short term or holiday lets are not permissible.
